New Year, New Construction! Sandcastle Homes is busy with new projects in order to keep up with the high demand of inner-loop home buyers. For 2012, we have three exciting new projects, as well as a continuation of our program in Heights Annex, which began in 2006.

Garden Homes by the Park consists of 18 free-standing garden homes in the heart of Rice Military, along Feagan, Detering, and Gibson Streets.  There are already two homes sold! This prominent area is minutes from Downtown, Memorial Park, and the Washington Corridor.  Prices start in the $360’s.

Houston Heights, remains as one of Houston’s most popular neighborhoods. After closing out all seven of the homes on Ashland & 21st Street in record time, we were able to acquire six additional homesites just four blocks away, on 24th Street, near Rutland.  These two-story homes have detached garage with quarters above and alley access. We are excited to continue building in such a charming neighborhood. Prices start in the $350’s.

Also, in 2012 Sandcastle returns to Shady Acres.  Shady Acres Pointe, Section 2, will consist of eight 2-story homes on the corner of Beall & 26th St.  And we will be introducing a new floorplan, the Bordeaux.  Prices will start in the $260’s.

In addition, Sandcastle Homes continues to build in one of Houston’s most youthful, revitalized neighborhood: Heights Annex. Keep your eyes open for us on Lawrence St. Prices start in the $290’s.

Houston Housing Market Up Again!

There is great news for the Houston housing market as we soon approach a new year. November 2011 marks the sixth consecutive month for an increase in home sales in the Houston-area.

 According to Carlos Bujosa, Chariman of the Houston Association of Realtors,: The November report contains a lot of positive data that suggests the Houston real estate market is wrapping up 2011 on solid footing.

With the consecutive positive statistics of the Houston-area Real Estate market, it is looks as though 2012 should be a very promising year.

October 2011: Fifth Consecutive Month of Positive Home Sales in Houston

Real Estate in Houston continues to show enduring growth!

According to the Houston Association of Realtors, October 2011 marks the 5th consecutive month of positive home sales in Houston. Along with positive home sales, the average cost for a single family home rose 1.1% compared to last October, marking the highest level for an October in Houston history.

HAR also reported that Houston’s 6.6 months inventory of single-family homes is the lowest level since April 2010 and compares favorably to the national average of 8.5 months.

The positive news is encouraging for Houstonians. With mortgage rates at their all time low and a stable Real Estate market, many are finding it the perfect time to purchase a home.

Sandcastle Homes has officially closed on all homes in our gated community, Timbergrove Gardens. We are 100% SOLD OUT! This community of 11 freestanding 2-story homes turned out to be picturesque.

30-year mortgage rate falls to record low 3.94 percent

The Associated Press reported: The average rate on the 30-year fixed mortgage fell to 3.94 percent this week, the lowest rate ever. For those who can qualify, it’s an extraordinary opportunity to buy or refinance

In addition to the 30-year fixed mortgage rate, the average rate on a 15-year fixed loan dropped to a record low of 3.26 percent.

These record low mortgage rates make this an ideal time to purchase or refinance your home. If you need to refinance your home and get a lower rate, you pay less interest on your loan and in turn will have more money to spend.

For those who have been unsure about purchasing a home, this could be the vital factor to relieve any uncertainty.

New Construction in the West End

The homes recently built by Sandcastle Homes in the West End on Inker St. are completely closed out! The West End, located along Houston’s Washington Avenue Corridor, continues to grow every year. Due to the high demand of this area, Sandcastle Homes will be building two new homes on Nolda Street. This street has close proximity to I-10, Memorial Park, Washington Avenue, and the Houston Galleria!

Our Geneva floor plan will be built at 5337 Nolda. This floor plan has an open downstairs, large game room, study, and two over-sized walk-in closets located in the Master!
